A coating fails at whichever step got skipped: moisture testing, profiling, mixing ratios, recoat windows. We run the whole checklist every time, which is why our floors and decks outlive the neighborhood’s.
A coating is a system commitment, and honest contractors say so up front: surface, primer, body, and topcoat engineered together, applied in windows the chemistry dictates. Done right it outlives paint several times over. Done fast it fails in one season, spectacularly.
Who calls for this: garage users tired of dusting concrete, pool owners burning feet every July, and facility folks protecting metal and slabs from the maintenance spiral. If a surface works for a living, a coating is its insurance.
You are not expected to clear out or stay out of the way. Tell the painters what would make the days easier on your household, and they will plan their work around it while keeping the pace up.
The sequence, walk-through to walkthrough
Test before anything
Moisture, hardness, and previous-coating checks decide the system. Coatings fail at the tests that never got run. Failed moisture tests stop the job. It costs a delay and saves the entire coating.
Profile the surface
Grinding, etching, or sanding to the profile the datasheet demands. Adhesion is mechanical before it is chemical. Profile is verified by feel and gauge, not by how long the grinder ran.
Repair and fill
Cracks routed and filled, spalls patched, joints honored. The coating will telegraph anything left unfixed. Repairs use the system’s own patch products so cure rates match through the sandwich.
Apply the system
Primer, body coats, and topcoat at specified mil thickness, inside the recoat windows, with mixing ratios measured, not eyeballed. Recoat windows are chemistry law: too early traps solvents, too late loses the bond.
Cure and release
Full cure time honored before traffic. We tell you the real number, not the optimistic one, because callbacks cost us both. Release dates come with a magnet or a sign, because tires do not read invoices.
What goes on your surfaces, by name
Surface prep for coatings is measured: concrete ground to profile, moisture tested with meters rather than guesses, previous coatings identified before anything new commits to living on top of them. Preparation is 70 percent of a coating’s life expectancy.
Cure schedules get stated honestly: foot traffic, furniture, vehicles, and full chemical cure are four different dates and we put all four in writing. A coating rushed back into service is a coating you paid for twice.

How booking actually works
The question most people ask after the price is how long it will take. We answer with a start date and a duration built from this crew’s actual pace on similar jobs, because a date that holds is worth more to you than a fast one. Before that, it is a phone call and a quick walkthrough, with the price given at that appointment and the written version to follow. Nothing is due until the work has started.
Before you call
You do not need to prepare anything for the walk-through, but two things speed the number: knowing which surfaces are in and which are out, and mentioning the deadline if one exists. The rest is our job to see.
Questions to ask any painter, including us
Ask what sheen and which product goes on each surface. Trim, walls, and ceilings usually want different paints, and a bid that lists one product for everything is guessing. We prefer ultra-premium paints and the proper paint for each surface, and we will name them. Hand us any other bid and we will tell you straight whether it measures up.
Terms worth knowing

Mil thickness. Coating depth in thousandths of an inch; systems are engineered and applied to it.
Moisture vapor test. The slab test that decides whether a floor can be coated at all yet.
Pot life. The working minutes a mixed two-part product allows before it sets in the bucket.
Recoat window. The time range when the next coat bonds chemically; early traps, late peels.
Hot-tire pickup. Coating failure where warm tires pull weak film off garage floors.
End of job walkthrough and guarantee
Most fixes happen before you ever need a warranty. On the last day you and the foreman walk the job, and anything that bothers you gets taken care of right then. Anything that shows up later is covered in writing: a standard warranty of 4 years from the date of completion on our workmanship and the materials we use, from a shop in Jurupa Valley.
Every job here gets the amount of paint the manufacturer specifies for the surface. That sounds like a low bar until you learn why it is written down: the owner spent years at a company that used half that, and he left to do right by everybody instead. It is still the rule.

Why did my last garage floor coating peel?
Almost always moisture or prep: no moisture test, no grind, hot-tire pickup by summer. Our systems start with the tests that prevent exactly that.
How long before we can use the surface?
Real cure times, honestly stated: usually light foot traffic in a day, vehicles or furniture later per system. We put the real number in writing.
Is sealing worth it on concrete that looks fine?
Sealing is cheapest exactly when it looks fine. Once water, oil, and salts get into the surface, you are paying for repair plus the sealer you skipped.
Flake, solid, or clear for a garage floor?
Flake hides dust and wear best, solid reads cleanest, clear shows concrete honestly. All three are real systems when applied to spec; we will match one to how you use the space.
Do coatings work on older concrete?
Often better than on new pours, once ground and repaired. Age matters less than moisture and soundness, and we test both before promising anything.
Can you coat over an existing coating?
Only after identifying it and testing adhesion. Sometimes yes with the right prep, sometimes removal first is the honest answer.
Are you licensed and insured?
We have liability insurance and workman’s compensation insurance on every one of our workers.

Who actually shows up?
Expect a small crew. Once the work is underway you will see three people: the job foreman and two other crew members, the same ones every day. Before that, the contractor comes out himself, sometimes with his son and job foreman Justin. Everyone on the job is our own employee, and together the crew has more than 100 years with a brush.
How fast can you get me a ballpark?
Same visit, most of the time. We look at the surfaces, measure, and hear what you have in mind, then give you a number before we leave. The written copy follows the next morning.
Do you use subcontractors?
No. Every painter on your job works for us directly, so we know their training and we answer for their work.
What happens if weather interrupts an exterior job?
A short delay. The foreman finds a sensible place to stop and protects what has been done, then tells you when the crew will be back. The job still gets finished the way it was planned.
