Apartment Complex Painting

AAA Painting Company yard sign at a finished job in the Inland Empire, CA

Apartment Complex Painting done at full strength

Unit turns on a clock and exterior programs by the building. We price by real measurement, publish the schedule, and hit it, because vacancy costs more than paint. Out of Jurupa Valley, across Riverside and San Bernardino Counties, quoted from measured footage and the spread rate on the can. See the finished work or ask for a ballpark.

Inside the job, before the paint

From a single storefront to a full complex, commercial work gets quoted from measured footage and documented coverage. The invoice math matches the label math, which is a sentence most contractors cannot put in writing.

References matter more in commercial work, and ours are on the walls around the valley: offices, restaurants, complexes, and suites we can point to from the truck. Ask for addresses on the walk-through and go look at the work before you sign anything.

Who calls for this: property managers with turns and schedules, owners whose storefront is quietly costing them customers, franchisees holding brand standards, and GCs who need a painting sub that hits dates. If downtime is your currency, we price in it.

Professional shows up in small things, like arriving when expected and answering your questions straight. The painters work with you so the whole job is as comfortable as a paint job can be.

From first call to final coat

1

Scope and schedule

We walk the property with whoever owns the calendar, map the phases, and put dates in writing that respect your operating hours. The schedule survives because it was built with your operations manager, not around them.

2

Protect the business

Inventory, equipment, and finishes protected to commercial standard. Access routes stay open and safe every hour we are on site. Protection includes wayfinding: customers and staff always know the safe route.

3

Prep to spec

Surfaces repaired, joints caulked, and primers matched to substrate and use: scrub-rated walls, block-filled masonry, rust-inhibited metal. Substrate surprises get documented and priced before touching, never discovered on invoices.

4

Apply at documented coverage

Finish systems applied at datasheet coverage with batch and color records kept, because commercial work should come with paperwork. Coverage records mean any future contractor can match what we did, including us.

5

Punch and hand over

Punch list closed fast, site cleaned to open-for-business standard, and maintenance notes handed over with the invoice. Handover includes leftover labeled product for your maintenance closet.

Specs first, brands on request

Fast-cure and low-odor product lines let occupied buildings get painted without shutting down. We schedule the chemistry with the calendar: what cures overnight goes in overnight, and what needs longer gets phased where the business can spare the space.

We keep batch and formula records on commercial work, because a touch-up two years later should not require detective work. Brand colors are matched to code, logged, and repeatable across every location you send us to.

Built for this valley

Most streets in the Inland Empire mix more than one era of house, and the paint fails differently on each. Wood fights moisture and sun, while older stucco mostly fights cracking. Having repainted every one of those types many times over, we can usually tell you on the walkthrough what your house will need and why the last paint job wore out where it did.

The same crews run the same routes year after year, which means the painter on your ladder has probably already painted on your street. Continuity is a quality tool.

Why the low bid is the expensive one

In commercial settings a bad paint job costs twice: once in rework and once in disruption. Odor complaints, closed areas, missed reopen dates, and finishes that scuff white in a month are all versions of the same skipped discipline.

Commercial reputations compound too. A property that looks shabby leases slower, a shop that smells like solvent loses the weekend, and a manager who books a redo answers for it upstairs. The right job protects careers that are not ours.

A low price is usually built from something left out, like prep that never happens or paint stretched past the spec. The owner watched an employer do the second one job after job. Show us what you were quoted and we will point out what is there and what is not.

On the same visit

People who book this usually add something else while the crew is already here. The ones that come up most:

Where we do it

This service is available across our whole territory, roughly 50 miles out from Jurupa Valley. Some places we work regularly:

Dates that mean something

The people who start your job are the people who finish it. You will not meet a new crew halfway through or wonder who is in your yard on a given morning. The date gets confirmed two days ahead, and the crew shows up on it. If anything about the schedule has to change, the lead on site tells you that day.

Before you call

Come to the walk-through with questions; leave with the math. There is no preparation required, no obligation created, and no follow-up pressure campaign after. That is on purpose, and it is why the phone keeps ringing.

Questions to ask any painter, including us

Ask whether the bid is built on the amount of paint the manufacturer specifies. Two bids for the same house can land close on price while one plans on far less material, and the gap only shows up when the finish wears through early. Bring us the competing bid and we will go through it with you, and if it holds up, we will tell you so.

Terms worth knowing

Words from this corner of the trade, so any bid you read makes sense:

Submittal. The document naming every product and color for approval before work begins.

Dry-fall. Overspray-safe coating that dries to dust before landing, made for open structure ceilings.

Block filler. A high-build primer that fills masonry pores so topcoats can seal continuous film.

COI. Certificate of insurance; ours arrives before the crew does.

Punch list. The end-of-job defect list; we close it same-week, not same-quarter.

End of job walkthrough and guarantee

The final walkthrough is with the foreman who ran your job. You look at every surface together, and anything you are not happy with gets fixed on the spot. The paperwork side is simple: a standard warranty of 4 years from the date of completion on our workmanship and materials. The practical side matters more. Our shop is in Jurupa Valley, inside the same 50 mile circle we work, so if a problem turns up later we can come look at it without making you wait weeks.

The rule this company runs on came from the owner watching an employer stretch paint to half the spec, job after job, and refusing to make that his own name’s habit: do right by everybody. Every page of this site says it because every job on the schedule proves it.

Before you ask, answered

Can you work without closing the business?

That is the specialty: nights, weekends, and phased areas with clean handoffs at every open. Most customers never see a ladder.

Do you carry the insurance our property manager requires?

Yes, and the certificates arrive before the crew does. C-33 license, liability, and workers comp documentation is part of the bid packet.

Can you match our brand colors exactly?

To the swatch code. We source or match to the brand standard and keep the formula on file for every future touch-up.

Do you do small commercial jobs?

Yes. A single office repaint gets the same scheduling respect as a complex. Small jobs are how property managers test us before the big ones.

Can you invoice with our billing system?

We work with property-management billing, COIs, W-9s, and net terms for established accounts. Paperwork is part of commercial work and we do not fumble it.

How far in advance should we book?

Two to four weeks for most commercial scopes, faster when your schedule is flexible on phasing. Emergency turns get honest triage.

Who actually shows up?

Expect a small crew. Once the work is underway you will see three people: the job foreman and two other crew members, the same ones every day. Before that, the contractor comes out himself, sometimes with his son and job foreman Justin. Everyone on the job is our own employee, and together the crew has more than 100 years with a brush.

How fast can you get me a ballpark?

Same visit, most of the time. We look at the surfaces, measure, and hear what you have in mind, then give you a number before we leave. The written copy follows the next morning.

Are you licensed and insured?

We have liability insurance and workman’s compensation insurance on every one of our workers.

Where do you work?

Two counties, mostly: Riverside and San Bernardino. Everything we take on sits within 50 miles of home base in Jurupa Valley, which keeps drive time off your job. Every city we serve has a page of its own.

Do you use subcontractors?

We don’t. The owner started this company to do the work right, and that means keeping it in the hands of his own employees.

What happens if weather interrupts an exterior job?

It happens, and it can push the job back a bit. Paint does not cure right in rain or bad cold, so we wait it out and tell you the revised date as soon as we know it.

The walkthrough is free

Fifty years is how long the owner has been painting, and the crew together has more than a hundred. Put that to work on your project: book the walkthrough, and the price comes at that same appointment. It will be priced on the paint the manufacturer calls for, every coat.
